How do I subdivide property in Center Township?

 

If property does not have public sewage, we suggest applying pit and percolation test prior to contacting a surveyor/engineer. This ensures the property will accept an on lot sewage system prior to expending monies for a surveyor/engineer.

What surveyors/ engineers should I contact?

 

We are unable to make any recommendations but any of the surveyors/engineers listed in the local yellow pages have worked in Center Township and are familiar with our regulations.

 

When are plans required to be submitted to the Township Office?

 

The Planning Commission meets the fourth Wednesday of each month, except November and December. Submit plans no later than the second Wednesday of each month, Contact the office for submission dates for November and December.

 

How many copies of the plan are required?

 

The Township requires seven (7) paper copies accompanied by an application at time of submission. Two (2) mylar copies are required to be submitted at the Board of Supervisors meeting, second Wednesday of each month, for signatures, if plan is approved.

 

A copy of the plan must be submitted to the Butler County Planning Commission, 124 West Diamond Street, (724) 284-5300 for their review. Their meeting is the third Wednesday of each month.

 

What fees are required with the plan submission?

 

The fee is $125.00 per lot up to ten (10) lots. The minimum fee is $250.00. Eleven (11) lots or more require an additional fee of $75.00. In addition to the application fee, we require an escrow for our engineer review fees.

 

The escrow fee is $750.00 for four (4) lots or less and $2,500.00 for more than four (4) lots or a land development submission.

 

What meetings should I attend?

 

You or your surveyor/engineer need to attend the Planning Commission meeting. In addition, you or your surveyor/engineer must attend the Board of Supervisors meeting on the second Wednesday of the month.

 

Once the Board of Supervisors approves my plan, what do I need to do?

 

You or your surveyor/engineer must record the approved signed plan with Butler County Recorder of Deeds, 124 West Diamond Street, (724) 284-5340. The Recorder of Deeds will return one (1) mylar to you or surveyor/engineer. If plan is not recorded within ninety (90) days of the Board of Supervisors signature, the plan is null and void.

 

When is my escrow fee returned?

 

When the Township receives the final invoice from the Township Engineer for his review and the office receives the recorded mylar which was returned to you or surveyor/engineer by the Recorder of Deeds. The Board of Supervisors will authorize release of the escrow.
